Walk the property from a visitor’s perspective, beginning at the street and following the main route through the site.
Pay particular attention to:

- Building foundations
- Sidewalks
- Courtyards and gathering spaces
- Leasing offices or clubhouses
Concentrating the landscape budget on these areas can create a noticeable improvement without changing the entire property.
Refresh Seasonal Color
Fall seasonal color is one of the quickest ways to update a commercial landscape. Fresh plantings can add color around entrances, signage and other focal points as summer displays decline.
Before planting, evaluate the beds for soil condition, drainage, sunlight and irrigation coverage. A shaded entrance and a sunny parking-lot island may need different plants. Matching plants to each location helps displays perform better and remain easier to maintain.
Restore Landscape Beds
Planting beds often lose their clean appearance during summer. Weeds, faded mulch, fallen debris and overgrown plants can make even healthy beds look untidy.
Fall improvements may include:
- Redefining bed edges
- Removing weeds and debris
- Correcting uneven mulch
- Replacing declining plants

Mulch should remain at an appropriate depth and should not be piled against tree trunks or shrub stems.

For tall fescue, fall is an important recovery period. Aeration and overseeding may help rebuild density where conditions are appropriate. Warm-season grasses such as bermudagrass and zoysiagrass require a different approach as their growth begins to slow.
Identify the turf species and cause of the damage before scheduling repairs.
Check Irrigation Coverage
New plants, seasonal color and overseeded turf all depend on reliable irrigation. Look for broken heads, dry spots, overspray, runoff, leaks and areas that remain excessively wet.
Schedules may also need to be adjusted as temperatures moderate. Newly planted areas may require frequent moisture at first, while established areas often need less water than they did during summer.
Focus on the Improvements With the Most Impact
Not every landscape issue needs to be addressed at once. Start with improvements that strengthen the property’s first impression, address visibility concerns, prevent recurring problems or protect existing plants and turf.
For some properties, seasonal color will create the greatest impact. For others, repairing irrigation or improving the beds around the main entrance may be more valuable.
